Job Description

Summary

The experienced transactional Real Estate Paralegal provides critical support to real estate attorneys in all aspects of real estate transactional matters. The ideal candidate will provide support in managing real estate transactions, conducting due diligence, drafting documents, and liaising with clients, attorneys, and other stakeholders. This role requires a strong understanding of real estate law, excellent organizational skills, and the ability to work in a fast-paced environment. Primary responsibilities include obtaining and analyzing real estate records to identify and resolve title issues; documenting and closing real estate purchases, sales, leasing and financing transactions. This role also provides support for corporate matters including document handling, records and database management, and organizing materials for lawyers and clients.

Required Education & Experience

  • Completion of either of the following:
  • Bachelor's degree OR (a) Associate of Arts degree and not less than one year of in-house training as a Paralegal Assistant or Paralegal Intern, or (b) one to five years of law-related experience under the supervision of an attorney or Senior Paralegal, demonstrating a superior command of the skills necessary to be a Paralegal;
  • AND, in addition to (a) or (b), Completion of an educational program for Paralegals that has been approved by the American Bar Association ("ABA") or offered by an accredited institution which is in substantial compliance with ABA guidelines for the approval of Paralegal programs is preferred.
  • 5+ years Real Estate Paralegal experience.

Preferred Education & Experience

  • Law Firm, Title Insurance Company or In-house Real Estate Law Department experience preferred.
  • Corporate Paralegal experience preferred.

  • Paralegal (75%)
    • Real Estate
    • Assist attorneys with all aspects of real estate transactions, including acquisitions, dispositions, leasing, and financing
    • Coordinate transaction closings, including preparing closing checklists, reviewing settlement statements, and organizing closing documents
    • Draft and review legal documents, such as deeds, leases, purchase agreements, and closing documents
    • Prepare closing checklists and deadline memoranda
    • Conduct title searches, review title commitments, and analyze exceptions and surveys
    • Obtain and review zoning reports, property tax records, and other relevant property information
    • Analyze legal descriptions in order to identify boundaries, encroachments, easements and other matters affecting the client's property interests
    • Conduct research, using a variety of online resources to identify property, property ownership, legal descriptions, condition of title, and possible title defects
    • Serve as a liaison between attorneys, clients, lenders, title companies, and other parties involved in transactions
    • Corporate
    • Preparation of Corporate Agreements and closing documents related to business transactions.
    • Preparation of formation documents, amendments, foreign qualifications and assumed names for entities in various states.
    • Prepare and file FEIN applications and S Corporation elections with the IRS.
    • Manage, track and handle all aspects of annual renewals to ensure deadlines are met.
    • Prepare and file UCC financing statements following firm guidelines.
    • Conduct state document and lien searches and factual research.
    • Communicate with governmental agencies related to filings.
    • General
    • Manage and track all deadlines and critical dates; communicate with clients and other stakeholders to ensure timely and accurate flow of information
    • Ensure all documents comply with applicable laws and regulations
    • Delegate effectively and as appropriate to Legal Administrative Assistants, support staff, and/or Case Clerks working on the case/matter.
    • Meet billable hour requirement of 1550 per year.
  • General and Administrative (25%)
    • Time entry, scanning, e-mailing, etc.
    • Assist in Firm marketing for practice area.
    • Performs other duties as assigned.
